What you will do
As a member of the Sustainability Infrastructure Services (SIS) Team, the Commissioning Specialist will participate in the design-build infrastructure projects, as a building systems subject matter expert providing support to the engineering team.
You will participate in the pre and post construction phase to witness and participate in the commissioning activities. You are to have an understanding of various building systems, such as heating, cooling, air-handling units, security & fire systems, building automation systems, operations and maintenance, facilities management, and are to be able to combine these capabilities to solve critical customer needs over the long term.
You will work on medium to large complex commercial, industrial, institutional building construction projects from financial close through commissioning and start-up of operations. This is a project-based position.
How you will do it
Responsible for the primary on-site leader for commissioning activities.
Attend all commissioning planning meetings and keep track of commissioning activities onsite. Report progress to JCI operations team.
Participate and witness commissioning activities during the pre and post construction phase, including taking notes of issues and non-compliances and issuing site observation reports.
Organize and schedule other subject matter experts to attend commissioning activities that are critical and require other specialists.
Reviews design scope and approach regarding constructability and submits recommendations for change. Actively pursues additional work through change orders.
Reviews and interprets contract Terms and Conditions. Escalates issues and concerns to Construction Manager and/or Resource Team manager.
Ensures project document controls are in compliance with contract requirements and JCI standards.
Coordinates and attends training activities to JCI personnel with regards to the scope of work for facility management. Supports the recording activities of training.
Support the tracking and management of the hand over of scope process, between the construction team to the operations team. This includes acquisition of appropriate documentation, state of equipment is delivered within required standards, safeties are in place, training of staff is accomplished, and equipment is in acceptable working condition.
Able to travel based on assigned projects, as projects may exist outside of assigned geography.
What we look for
Completion of a two-year technical degree or two years’ experience as an O&M Maintenance Specialist or completion of an apprenticeship program.
Experience with commissioning activities on construction projects and construction projects
Building design or construction experience with excellent knowledge of building-related systems and services
Experience either servicing, operating, or installing various building systems, such as chillers, boilers, air-handling units, security, and/or fire systems.
You must understand building HVAC system, energy management, security fire systems, building automation systems and services, operations and maintenance, facility management, and are able to combine these capabilities to identify commissioning activities non compliances.
Requires in-depth knowledge of various maintenance fundamentals sufficient to identify appropriate service and repairs requirements.
Must be a team player committed to working in a quality environment and have a leadership background.
Must be able to pass a thorough background check.
Driver license to required and work visa may be required.
Strong proficiency in MS office (excel, word, power point), Adobe Writer, Visio, MS Project, basic Windows environment and internet business application usage.
Strong verbal and written communication skills.
5+ years of experience in facility operations is preferred.
