RESPONSIBILITY LEVEL:
Performs a variety of repairs and services in a specialized building system environment with a high emphasis on HVAC, Mechanical Systems, building maintenance, carpentry, painting, and plumbing. Working knowledge of Electrical / Electronic BAS, and other similar types of related equipment and systems is a PLUS.
PRINCIPLE DUTIES:
1. Service, Repair, Maintain, Monitor and Adjust HVAC systems to keep within allowable parameters and schedule.
2. Performs a variety of service work, general maintenance, and custodial activities. This may include carpentry, painting, plumbing, minor grounds keeping, along with facility repairs to building systems, electrical fixtures, appliances, and equipment.
3. Provides direction and training to less experienced O&M Specialists.
4. Familiar with the use of Computerized Maintenance Management Systems (CMMS) in the assignment, documentation and completion of assigned work orders. Able to use mobile apps and computer systems to update and maintain work order status as well as other building related forms and records.
4. Plans, selects, and lays out required materials for service, repair, and preventive maintenance work.
5. Works from drawings, schematics, blueprints, job layouts or verbal instructions and operates a variety of tools and machines incidental to operations.
6. Requisitions new supplies and equipment.
7. Performs all work in accordance with established safety procedures.
8. Is required to participate in an on-call rotation schedule to attend to emergency situations at the facility.
9. Complies with all company policies and procedures and adhere to company standards.
10. Perform other duties as required.
REQUIREMENTS:
1. Completion of a two-year technical degree, equivalent or two years’ experience as an Operations & Maintenance Specialist II plus 5 years’ experience in a Facility Maintenance environment.
2. Ability to maintain all HVAC systems (AHU’s, Chillers, DX sys, pumps, cooling towers, boilers, etc).
3. Working and operating knowledge of Metasys (BMS).
4. Ability to operate and troubleshoot Fire Alarm and Fire Suppression Systems a PLUS.
5. Knowledge in building Security Systems to include card readers, surveillance cameras and electronic locking systems a PLUS.
6. Requires Universal EPA Refrigeration Certification.
7. Working understanding of UPS and Generator systems.
8. Proven Electrical system working knowledge a PLUS.
9. Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs requests.
10. Must be physically able to perform basic maintenance tasks to the highest caliber, which includes ability to: climb ladders, operate machinery, lift heavy objects weighing up to 50 lbs., etc.
6. Must be able to work varying shifts, weekends and holidays as needed.
7. Required to use a variety of hand and power tools or man lift.
10. May be required to possess a valid driver’s license.
11. Must be a team player committed to working in a quality environment.
12. Must be able to pass a thorough background check and subject interview.
